North Finchley Town Centre Regeneration – Project Update
In March 2025, Regal JP North Finchley Ltd (Regal JP) submitted an outline planning application to the London Borough of Barnet for the first phase of the regeneration of North Finchley Town Centre.
The proposal includes a new civic square, enhanced public realm, approximately 855 new homes, and a mix of commercial space. By encouraging active travel and increasing footfall, the scheme aims to support the local economy and foster the development of a vibrant, sustainable neighbourhood.
Over the past three years, Regal JP has worked closely with the London Borough of Barnet, engaging extensively with stakeholders including the North Finchley Partnership Board, local businesses, and residents. Feedback gathered through workshops, exhibitions, and consultations has played a central role in shaping the evolving design and development approach.
Since the application’s submission, a significant volume of feedback has been received from statutory consultees and members of the public. Regal JP are now reviewing this input in detail to ensure all comments are carefully considered. A summary of how this feedback has informed the scheme will be shared in due course.
Work is also ongoing with Barnet’s Transport and Highways teams and Transport for London on proposed changes to the North Finchley traffic gyratory system. This includes detailed traffic assessments and modelling, which are well underway but not yet concluded.
In parallel, recent changes to national policy on affordable housing, announced in the Government’s Spring Statement, have prompted a reassessment of the scheme’s viability. Both parties are currently reviewing the implications and opportunities arising from this revised policy context.
Given these developments, further work is required before the planning application can be brought forward for consideration by the Strategic Planning Committee An update will be provided once meaningful progress has been made, although it is anticipated that this may take some time.
