Regal JP North Finchley Ltd (Regal JP) has submitted a planning application to the London Borough of Barnet for the redevelopment of the Lodge Lane Car Park at Lodge Lane, London, N12 8JH. This project represents a significant opportunity to transform a brownfield site into a vibrant and sustainable new part of North Finchley Town Centre, enhancing its role as a thriving community hub.
Regal and Joseph Partners together acting as Regal JP North Finchley entered into a land agreement in 2021 with the London Borough of Barnet for the regeneration of North Finchley Town Centre, one of Barnet’s main town centres. The submission for Lodge Lane will be followed shortly by an outline submission for the wider North Finchley masterplan.
The proposed development includes 98 high-quality, sustainable apartments, offering a mix of one, two, and three-bedroom homes. Ten percent of these homes will be wheelchair-accessible dwellings, ensuring inclusivity and accessibility. The plans also feature nearly 30,500 sqft of modern commercial space, including a restaurant, cinema, and bowling alley, all aimed at creating a lively and active destination for residents and visitors.
A key feature of the redevelopment is a new public square, designed to serve as a central gathering space for leisure, events, and social interaction. Surrounded by landscaped improvements along Lodge Lane and Albert Street, this space will include abundant planting to enhance biodiversity and create a welcoming environment.
The proposals emphasise sustainability, with features such as high-efficiency air source heat pumps, rooftop photovoltaic panels, and a fabric-first energy strategy. Urban greening initiatives, including green roofs and rain gardens, will enhance environmental performance while improving the aesthetic appeal of the development. The commercial spaces are designed to achieve BREEAM Excellent certification, further underscoring the commitment to sustainability.
The site will also retain 80 secure public parking spaces on the ground floor, while adopting a car-free approach for residential development, supported by the site’s excellent public transport accessibility. The plans aim to reduce reliance on car use, promoting sustainable modes of transport and supporting the transition to a greener urban environment.
Since 2021, Regal JP has worked closely with the London Borough of Barnet, the North Finchley Partnership Board, and other key stakeholders, engaging extensively with the local community through workshops, public exhibitions, and consultations. Feedback from these sessions has informed key design changes, ensuring the development aligns with community needs while respecting the area’s historic character and environmental integrity.
